The fitness center will be closed from 1st October 2025 to 30th November 2025 for renovation. It is scheduled to reopen on 1st December 2025.
This villa is ideally situated only 5 minutes walk from two of Phuket’s premier white sand beaches, Kata and Kata Noi, and the bustling village style atmosphere of Kata. Apart from great shopping, with everything from boutiques to street-side markets, Kata is recognized as having some of the best restaurants in Phuket.

* Kindly turn off aircon when not use and when you are not in the rooms and when you leave the property
* Please do not have windows open when aircon is on.
* No smoking inside the property please ( balcony is ok)
* Only register guests are allowed to stay at the villa.
* Big and loud music party that could disturb neighbours are not allowed.
* Please be informed the exactly time you will check in because we do not provide check-in 24 hours.
* Please do not bring glassware into swimming pool.
*Tuktuk (Local Taxi) is not allowed to go inside Katamanda estates.

Guests can use whole villa include private swimming pool, balcony and kitchen.
Guests can also enjoy exclusive access to the on-site clubhouse which includes a fitness center, tennis court and outdoor swimming pool.
Our team will contact guests 2 weeks before arrival to make sure check in procedure smooth. We will create WhatsApp or Wechat or Line group during stay if there is any assistance. Our team member will check in to welcome and check out guests in person.
Kindly note that the estate gym will be closed from 11th May to 26th May.
Guests booking the property during these periods are kindly requested to acknowledge and accept these maintenance conditions.
However, the villa provides gym weigths equipments which exclusively available and use for guests who staying at villa Aliya only.
For 28 nights ++ or more Electricity is not included , charge at cost 6 BHT per unit meter usage.
Security deposit of 800 USD or equivalent 25000 THB will be collected on arrival and returned on the check out day at departure time , subject to damage or breakages.
Alternatively, security deposit can also be hold by credit card as an option.
